Residential Design Project住宅设计项目
The first of two final projects. Everything from Modules 1–6 comes together on two real residential briefs — measured, planned, visualised, specified and costed — and the personal profile that presents them.

Module Learning Objectives 模块学习目标
- Run a residential project end to end, from client brief and site measure to costed proposal. 独立完成住宅项目的完整流程：从客户需求、现场测量到含报价的方案。
- Integrate 2D planning, 3D visuals and material boards into one coherent package. 将 2D 规划、3D 效果图与材料板整合为一套连贯的成果。
- Work within real renovation constraints — structure, wet areas and management rules. 在真实装修限制下工作 — 结构、湿区与管理处规定。
- Measure, cost and quote your own design at Malaysian market rates. 为自己的设计计量、计价，并按马来西亚市场行情报价。

Lesson Breakdown 课程大纲
LESSON 7.1
Brief, Site Measure & Constraints需求、现场测量与限制条件
Goal: Turn a real client brief and a real unit into a working set of constraints. 目标：把真实客户需求与真实单位，转化为可执行的限制条件。
Key Topics 主要内容
- Reading a residential brief: needs, budget, family, lifestyle 解读住宅需求：需要、预算、家庭与生活方式
- Site measure: what to record, and where it goes wrong 现场测量：该记录什么，以及哪里最容易出错
- Existing conditions: structural walls, wet areas, aircon ledges 现况条件：结构墙、湿区与冷气外机位
- Renovation rules: condo management versus landed homes 装修规定：公寓管理处与有地住宅的差别
Activities 课堂活动
- Measure a real unit and draw the as-built plan 测量真实单位并绘制现况平面图
- Brief interrogation role-play: ask the ten questions 需求追问角色扮演：问出关键十问
Outcome 成果: An as-built plan and an agreed brief for Project A. 完成项目一的现况平面图与确认的需求书。
LESSON 7.2
Project A: Space Plan & Technical Drawings项目一：空间规划与施工图
Goal: Produce the 2D package a contractor can actually build from. 目标：完成一套承包商真的能据以施工的 2D 图纸。
Key Topics 主要内容
- Zoning and furniture layout tested against the brief 依需求进行分区与家具布置，并加以检验
- The drawing set: floor, furniture and ceiling plans, elevations 图纸组合：平面图、家具图、天花图与立面图
- Dimensioning, annotation and drawing standards 尺寸标注、注解与制图规范
- M&E on the plan: points, lighting circuits, air-conditioning 图上水电：电位、灯光回路与冷气
Activities 课堂活动
- Draw the full 2D set in CAD 以 CAD 完成整套 2D 图纸
- Peer-check every clearance against Module 2 依模块二互相检查每一处净空
Outcome 成果: A complete, dimensioned 2D package for Project A. 完成项目一完整标注的 2D 图纸。
LESSON 7.3
Project A: Scheme, Boards & 3D项目一：配色、材料板与 3D
Goal: Dress the plan, then let the client stand inside it. 目标：为平面穿上衣服，再让客户站进去。
Key Topics 主要内容
- Concept into colour scheme and material palette 从概念到配色方案与材料组合
- Mood board and material board for a homeowner 面向业主的情绪板与材料板
- Building the 3D model from the CAD plan 依 CAD 平面建立 3D 模型
- Lighting and camera choice for residential views 住宅视角的灯光与相机选择
Activities 课堂活动
- Build both boards with real samples and supplier codes 用真实样板与供应商编号完成两块板
- Model and render two views of Project A 为项目一建模并渲染两个视角
Outcome 成果: Mood board, material board and rendered views for Project A. 完成项目一的情绪板、材料板与渲染图。
LESSON 7.4
Project A: Costing, Quotation & Presentation — Assessment 1项目一：计价、报价与提案 — 考核一
Goal: Price your own design, then present it the way a professional does. 目标：为自己的设计计价，再以专业的方式把它讲出来。
Key Topics 主要内容
- Measuring your own works: per sqft, per point, lump sum 计量自己的工程：按面积、按点位、按总价
- Malaysian market rate ranges, trade by trade 马来西亚各工种的市场价格区间
- Quotation structure, margin and variation orders 报价单结构、利润与追加工程
- Assembling the proposal and defending it 组装提案文件，并为方案答辩

- Prepare the full quotation for Project A 完成项目一的完整报价单
- Present Project A to a panel and answer its challenges 向评审呈现项目一并回应质疑
Outcome 成果: Assessment 1 — a complete, costed residential package, presented. 考核一 — 完整、含报价的住宅设计成果，并完成提案。
LESSON 7.5
Project B: A Second Residential Brief项目二：第二个住宅课题
Goal: Run the whole process again on a different home, and faster. 目标：换一种住宅类型，把整套流程再跑一次，而且更快。
Key Topics 主要内容
- Landed versus high-rise: what actually changes 有地住宅与高层公寓：真正改变的是什么
- Wet kitchen, more bedrooms, staircases and outdoor space 湿厨房、更多卧室、楼梯与户外空间
- Designing to a fixed budget from day one 从第一天就在固定预算内设计
- Managing your own project schedule 管理自己的项目进度

- Project B from brief to 2D and scheme in one cycle 项目二：一个周期内从需求做到 2D 与配色
- Weekly progress review against your own schedule 依自订进度表进行每周进度检讨
Outcome 成果: Project B's brief, drawings and scheme locked and signed off. 项目二的需求、图纸与配色方案确定并通过审核。
LESSON 7.6
Project B & Your Design Profile — Assessment 2项目二与个人设计档案 — 考核二
Goal: Finish Project B, then build the profile that carries both projects. 目标：完成项目二，并建立承载两个项目的个人档案。
Key Topics 主要内容
- Completing Project B: 3D, boards and quotation 完成项目二：3D、材料板与报价
- What one page of a residential portfolio contains 住宅作品集的一页该有什么
- Writing about your own work without jargon 不堆砌术语地写自己的作品
- Profile formats: PDF, Instagram, Behance 个人档案格式：PDF、Instagram 与 Behance

- Submit Project B in full 完整提交项目二
- Build a personal design profile containing both projects 建立收录两个项目的个人设计档案
Outcome 成果: Assessment 2 — Project B complete, plus a personal design profile. 考核二 — 完成项目二，并交出个人设计档案。
Module Assessment 模块考核
45% Assessment 1: Residential Project A (Lessons 7.1–7.4) · 45% Assessment 2: Residential Project B and your design profile (Lessons 7.5–7.6) · 10% Participation. Students must achieve 60% overall to progress to Module 8: Commercial Design Project.
45% 考核一：住宅项目一（第 7.1–7.4 课）· 45% 考核二：住宅项目二与个人设计档案（第 7.5–7.6 课）· 10% 课堂参与。总分达 60% 方可进入模块八：商业设计项目。
